Kingshoath Cottage is a comfortable, well-equipped grade II listed 16th-century character cottage situated in a country lane on the outskirts of the village of Beckley, between Rye and Battle. The cottage is a short walk from a country pub the "Rose & Crown" and less than 8 miles from the Sussex coastline and beaches of Camber Sands.
The property accommodates up to 8 guests, although smaller parties often book and enjoy the space (small party discounts available for parties 5 and under).
Our Cottage
Kingshoath offers an opportunity to step back and relax in a versatile, warm, homely environment that seeks to maintain its rustic roots. Oak beams throughout and spacious floor area downstairs, space for the whole family. The cottage has a large lounge with open log fire, a separate dining room with an adjoining small sitting room, a modern fitted country kitchen, study c/w library, utility room, two bathrooms and four bedrooms (two double and two twins).
To the rear of the cottage is a well maintained enclosed mature lawn garden complete with summer house and is child friend - children's swing, garden furniture / toys, BBQ. To the side of the cottage is off road parking for three cars. Within 400 metres from the cottage is a traditional English country pub (Rose & Crown) which serves good home cooked food in a genuine country atmosphere.
This is a truly wonderful location for exploring 1066 country, providing easy access to the Sussex Coastline / Beaches as well as the ancient towns of Battle, Rye and Tenterden or just relaxing with a good book.
If you are seeking something different, take the steam train from Northiam to the picturesque Bodium castle and have a picnic or, the antique and coffee shops in Tenterden. Visit many of the formal gardens - Great Dixter is nearby. For shoppers, there is a very good factory outlet shopping centre at Ashford (McArthurGlen) that caters for many luxury designer brands. Alternatively, either take the Euro shuttle for a days shopping in France or a light aircraft flight from Lydd to Le Touquet. Plenty of good walking, horse riding, golf, water sports or simply relaxation in front of an open fire.
Relax in the spacious enclosed garde, visit local houses and gardens, enjoy the coast line and beaches, travel back in time on the steam train to villages and castles. These are just some of the many things to enjoy from kingshoath.

Superb winter break cottage
We had a great winter family break in this fantastic cottage. Really comfortable with lots of period charm, lovely and cosy too with everything you need. Hosts were super helpful and kids loved the welcome pack! Local area has lots to do, close to Rye and Hastings, also the local pub is a classic. Wonderful cosy break
The cottage was an excellent getaway with a lovely garden. In a great location - close to lots of interesting spots but staying in was also a treat. It's a cosy place with bags of charm but was also comfortably big enough for 8. The beds and linens were excellent. Excellent stay
We had a lovely stay. Very well equipped and my 3 year old nephew thoroughly enjoyed all the toys! The instructions were very helpful as well. The living space is spacious & the original features make this a lovely home full of character. The garden is great too & would be nice during warmer weather!- October 2023

Beautiful, well-equipped cottage
Carol and Ian have thought of everything - they have provided all that you might need as well as a wonderful welcome basket! The cottage has all the charm of a period home and is very well-equipped. It is within easy walking distance of the Rose and Crown, a traditional English pub with a very friendly landlady, and is ideally placed for visiting Rye, Camber, Romney Marsh, and all that the area has to offer. We only spent the weekend here but wish that it could have been longer! - Date November 2022

Kingshoath is a stunning, cozy, warm, fantastically well-equipped home-away-from-home. With two big communal spaces and a beautiful garden, there is plenty of room for a group of friends to hang out, cook, eat, sleep, and spend quality time together. Lovely old roomy home. We enjoyed trying to figure out how the building had been transformed from the 1660s to the present day. Fully modern bathrooms were a welcome plus. Excellent communication with the owners before and during our stay. Really comfortable cottage with everything we needed for a super holiday. Loved the spacious downstairs areas and garden. Lots to do in the local area for kids and teens - Camber Sands, pony trekking, Adventure Golf in Hastings and English Heritage site in Battle. We ate really well in pubs all within 25 mins drive of the property. Thank you for the recommendation for the White Dog Inn, that was a real favourite. - Date of arrival - 27 August 2021
We had a beautiful long weekend at this cosy cottage made all the better by the very thoughtful welcome pack from the hosts (including our favourite some welcome sherry!) Local pub is lovely and there are great walks / runs / rides in the area. We also took the recommendation from the pub and went kayaking locally at lime wharf cafe which was a lovely thing to do on a crisp October day. The hosts provided tons of information to make our stay easy and the cottage is fantastically equipped meaning cooking up a huge Sunday roast was no problem. Our family group of eight found Kingshoath to be very comfortable for nearly a week. The cottage is cozy with plenty of the authentic eccentricities one expects in a nearly 400-year-old wattle and daub home. The location is excellent with plenty of conveniences and attractions nearby. The house is well equipped for small children with a high chair and cot as well as indoor and outdoor toys to keep them occupied. We highly recommend this property. Thank you! We had a wonderful break. Lovely spacious house with great facilities. My 4-year-old particularly loved the collection of Thomas books. A very warm welcome basket, much needed and set us up for the week. Will hopefully be back.
The cottage was all and more than we had hoped for. Comfortable and spacious with a lovely garden which, as we were blessed with exceptionally good weather, we were able to enjoy to the full. We very much hope to return again and would certainly have no reservations about recommending the cottage to others looking to visit this part of England.
